Netflix’s Selling Sunset Season 9 ended with major exits, renewed rivalries, and a dinner-party feud. In true Oppenheim Group fashion, the luxury real estate drama delivered more feuds than listings and more tears than commissions.
With 10 episodes, the new season premiered on October 29, 2025, on Netflix. The show follows the glamorous real estate agents at The Oppenheim Group as they sell high-end Los Angeles properties while balancing friendships, feuds, and fame. The show also addressed the devastating California wildfire before the episode started, and some of the episodes were filmed before the fire.
However, from shocking exits to bitter friendships gone sour, the finale left viewers desperate for more, and the upcoming reunion promises even more fireworks. Here’s a breakdown of what really happened in Selling Sunset Season 9’s ending, who left, who fought, and what’s next for the O Group.
Nicole Young’s Exit in Selling Sunset Season 9
Season 9’s biggest shock came when Nicole Young was fired from The Oppenheim Group after a heated confrontation with Chrishell Stause at Amanza Smith’s Friendsgiving dinner.
It all began in the previous season when Nicole spread a rumor that Emma was dating a married man. The argument began when Amanza addressed that Chrishell accused Nicole of having been on drugs and acting “cracked out.” Nicole fired back with a harsh line referencing Chrishell’s parents:
Honey, you’re confusing me with your parents.
Chrishell fired back saying,
You seem to be obsessed with drugs.
Chrishell talked about her parents’ struggle with drug addiction during her childhood. The room went against her, and Amanza told her she should not have brought her parents into the middle of the fight. She asked Nicole to leave the table. The next day, Jason and Brett Oppenheim decided to let her leave the show.
Nicole told Tudum that she was never officially fired, since the agents are independent contractors. Still, her on-screen exit marked the end of her time in Los Angeles. Later in the episode, she revealed to Mary that she had moved to Nashville with her husband and plans to continue her real estate career there.
After Nicole’s departure, Jason introduced a puppy named Jet to the office, jokingly calling him her replacement.
Emma’s Red Flag Romance in Selling Sunset Season 9

Emma Hernan returned this season with a new relationship. But it quickly turned into one of the most embarrassing storylines.
Emma started dating her client, aka ex-boyfriend, Blake Davis. She rekindled her romance with the 28-year-old entrepreneur whose family made millions from early microwave popcorn investments. He’s “very, very rich,” as Chelsea Lazkani put it, but also “immature,” according to Chrishell.
During a dinner scene, Blake arrived in sweatpants, said he’d already eaten at Taco Bell, and admitted he’d never eaten a fruit or vegetable. He left before the check arrived, leaving Emma, Chrishell, and Chelsea to pay.
For Chrishell, Blake was a clear red flag for Emma. He wasn’t a responsible person. He love-bombed her from the beginning, and Emma fell for it.
Later, we got to know from Emma that Blake proposed, but Emma turned him down, saying she wasn’t ready. In the end, the two had broken up, leaving Emma single once again. As a true friend, Chrishell was worried that if she got pregnant with his child, Emma would have to co-parent with a man-child.
In the confession scene, Emma said that she’s always open to second, third, fourth… chances. The two best friends are still together, but the preview for the reunion hints that something deeper might develop between Emma and Chrishell.
Mary and Chelsea’s Fallout in Selling Sunset Season 9

Mary Fitzgerald Bonnet and Chelsea Lazkani’s friendship hit another breaking point this season. In the season, we got to know that Mary’s house was robbed. In between conversations, Chelsea tells Emma and Chrishell that she has decided to send her flowers and a note. But she sent it while the cameras were filming.
Mary felt the gesture was insincere and accused Chelsea of making it about publicity rather than support. Bre Tiesi, who is close to Mary, even threw away the flowers during filming.
In episode 8, when the whole cast joined Jason’s dinner party, Chelsea showed her genuine concern and her well-being towards Mary. However, Mary confessed it didn’t sit well with her. Mary argued that a private message would have felt more personal. Chelsea defended herself, saying her intentions were genuine and she already knew they didn’t have a good bonding, and she never wished her bad on her as she’s now a single mother. Instead, she sent a note, saying “Thinking of you during this hard time…” which apparently didn’t sit well with Mary.
Their disagreement turned into a full-blown argument. The fight ended with Mary, Bre, and Mary’s husband, Romain, leaving the scene. Chelsea, Emma, and Chrishell left the dinner too. The next day, Mary met Jason and wondered if it’s best for her to move from the brokerage; however, Jason said he’ll handle the situation. By the finale, Mary and Chelsea made it clear that they are not friends, though they continue to work under the same company.
Sandra Vergara, the Newest Agent in Selling Sunset Season 9

Season 9 also introduced Sandra Vergara, the cousin of actress Sofía Vergara, as the newest addition to The Oppenheim Group. Sandra quickly bonded with Mary and Bre, but her arrival caused tension with Chrishell in the final episode.
When Chrishell got a $28 million estate listing, Sandra went to check it. In that scene, Sandra asked if she rubbed her the wrong way cause she felt like Chrishell was resisting. That hit the nail. Later, Chrishell pulled out her assistant’s picture from her purse and said Sandra was her assistant’s neighbor, and she keyed her car once. Sandra completely denied the accusation, insisting she didn’t even key her ex’s car.
Despite the awkward start, Chrishell suggested that it’s better to focus on the work because that’s what really matters in the end. However, Sandra later mentioned the situation to others in the office, keeping the drama alive, probably for the next season.
In Episode 10, Bre Tiesi hosted a Galentine’s Day party. She even invited Chelsea, Emma, and Chrishell; however, she doesn’t care if they attend or not.
Chelsea decided not to attend, saying she didn’t want another drama. Emma and Chrishell skipped it, too. The group meets separately for a galentine dinner. At the party, Mary got triggered when she saw Chelsea’s name card on the table. Bre then clarified it was a mistake by her planner as she put all the invited guests’ names on the table.
The scene showed how divided the group had become, with two separate friend circles meeting on the same night in different places.

Selling Sunset Season 9 delivered some of the show’s most intense drama yet, from Nicole’s shocking exit to Chelsea and Mary’s fallout. It was a turbulent but entertaining season that reminded viewers why Selling Sunset remains Netflix’s most talked-about reality series.
The Selling Sunset Season 9 finale ends with a teaser for the upcoming reunion special, where unresolved issues will resurface. Viewers can expect confrontations between Chrishell and Nicole, Mary and Chelsea, and possibly Emma and Chrishell.
As for Season 10, Netflix hasn’t provided any hints yet. However, with Nicole gone and new agents stepping in, the next chapter may return to focus on The Oppenheim Group’s growing divide.
